Steps to Lease a Property

Normally, approximately two or three weeks are required

from the date of application for a lease agreement to be completed.

Please fill out the “Introduction Questionnaire” at the link

and send it back to us via E-mail.

 

Based on the information in this questionnaire we select the best-matching properties,

and then email you back an attached PDF file for each potential location.

Locations, prices, layouts, dimensions, etc. will be attached to provide you with 

essential listing information.

 

Finally, choose the properties you would most like to visit

and we will make an appointment for a tour of the properties.

 

We will keep searching, if you require a further list of selections.

2.    Property Tour

 

 If you are considering to move,

 please inquire about making reservations for a property tour by telephone or by e-mail.

 

 To make reservations for tours on Saturdays, Sundays, or holidays,

 please contact us by Friday evening on the week before the tour.

3.    Preliminary Rental Application

 

 After touring the property, please submit a preliminary rental application to us.

 

4.    Application Screening

 

 Both corporate and individual leases require joint guarantors.

 In most cases a guarantor company is needed for the application screening to proceed,

 in this case there will be additional guarantor fees.

 ( at most 1 month’s rental fee or less for the 1st payment of the 1st year

     and there will be an annual fee of JPY10,000~ for each following year.)

 

 Screening of applications will be conducted

   after the applicant has submitted the required documents.

【Corporate lease】

 ・Certified copy of commercial registration

 ・Certificate of seal impression

 ・Company summary

 ・Tax return or annual report

 

【Individual lease】

 ・Personal identification or certificate of residence

 ・Certificate of seal impression

 ・Tax withholding certificate or certificate of tax payment

 ・Bank-account balance certificate

 ・Other official documents providing evidence of income or assets

 

 *In some cases, screening may take time.

  Unfortunately, we cannot respond to inquiries concerning screening.

5. Lease Agreement and Payment

 

 Lease agreement procedures will begin upon completion of screening.

 Please fill out, and submit your application form, along with the required documents.

 

 Required Payment when Signing a Contract

 

 Contract fee should be paid in advance, ahead of the making of the contract.

 Please pay the invoiced amount by the due date, by bank transfer.

 (When the due date falls on a Saturday, Sunday, or holiday,

  please pay by the previous business day.)

 

 Subsequent payments will be automatically deducted from the renter’s bank account.
